HOW CAN YOU SELL REAL ESTATE SO CHEAP?
We are not real estate agents. We are a real estate investment company. We own every property we sell. We search all across the country (and occasionally abroad as well) for exceptional real estate values at government auctions. We do all the footwork. We do all the research. Then we sell these hard-to-find properties directly to the public, without the aid of a realtor. So there is no middle man, and that saves thousands of dollars in real estate commissions. We pass the savings on to our buyers.

CAN I FIND YOUR PROPERTIES THROUGH A REALTOR?
The short answer is no. Since we do not use realtors to list our properties for us, but rather sell them ourselves directly to the public, real estate agents do not have access to our listings. So our properties are exclusive. You won't find our properties on the MLS listing service. So if you are interested in investing in real estate at great bargain prices, you should bookmark this page and check back often, as we always add new properties to the BUY NOW list.

HOW CAN I BUY ONE OF THESE PROPERTIES?
Simply click on the green BUY NOW button and send us a short email, telling us which property you would like to buy and how much you offer to pay. We usually respond within a few minutes or hours of receiving a buyer's offer through email.

HOW MUCH SHOULD I BID?
You can offer as little money as you like. There is no minimum, and we consider all reasonable offers. Occasionally we have sold properties for less than half of the asking price to liquidate our inventory quickly. But generally, low-balling is not a good idea since our prices are already extremely low. We receive many offers via email, so you should submit your "highest and best" offer if you would like to buy one of the properties listed on this page. If your offer is too low, we may reject it immediately, or we may tell you that we will wait for other buyers' offers and then sell to the highest bidder. If you are really interested in a particular property, you should offer to pay the asking price and we immediately sell you the property, without waiting for better offers from other buyers.

I'M NOT AN AMERICAN. IS THAT A PROBLEM?
No, not at all. Anyone can own real estate in America. Not only American citizens. And we handle the entire process through email and express postal mail, so you do not need to personally attend a closing in America. Most of our buyers are from America, but over the years we have sold American land and houses to buyers from Canada, Mexico, Germany, Australia, Austria, Switzerland, Dubai, Russia, Ukraine, Poland, South Africa, England, Scotland, and many other countries.

HOW DOES THE BUYING PROCESS WORK?
The first step is to email us your offer. If we accept your offer, you will send you payment instructions. We accept bank wires or certified checks. We will handle all the paperwork. We will prepare the deed, have the deed legally notarized and then we will have the deed recorded at the appropriate county clerk's office or recorder of deeds. Traditional closings take about 1 or 2 months, but since we handle the closings in house, we are much quicker. We can process a deed and mail you a copy of the deed in as little as 24 hours if needed. We have occasionally done that for buyers who bought a property as a birthday or christmas present for a loved one, so there was a tight deadline.

ARE THERE ANY HIDDEN FEES?
We handle all closings in house for one flat documentation fee of $250. That saves thousands of dollars in closing costs, which is another reason why we are able to sell real estate at very low prices. Some of the properties are located in private gated communities, so those properties have yearly community dues. Typically there are no backdues on the properties we sell, but the buyer will be responsible for this year's community dues, payable upon receipt of the dues bill from the community.
